Most of the apartments in Mondrian Waterloo have an amount of internal storage built in.  Some owners may also want to install additional storage within their car space. By-Laws guide the type of storage solution that may be installed. Owners contemplating the installation of a storage unit are advised to have an initial discussion with the Building Manager with regards to the suitability of the proposed storage unit and location.

No items – cars, bicycles, storage units – may protrude outside of the lot or onto common property.

A written application needs to be submitted to the Owners Corporation (via the Building Manager) for approval before installing any car park storage.

In order to comply with NSW fire regulations, you must not store any loose items other than your vehicles (car, motorbike, scooter, bicycle) in your car space.

A car wash bay is located adjacent to the inner roller shutter in the car park.  Residents are reminded that car washing is only permitted in the car wash bay and not in other areas of the car park.  Washing of cars must be in accordance with all current water restrictions.  During periods when severe water restrictions are in place hoses should not be used.

Residents are encouraged to check any current water restrictions that may be in place on the Sydney Water website.

All cars must be removed from the car wash bay immediately after washing.

The car wash bay cannot be used as a parking space or for repairs.

Mondrian Waterloo provides seven parking spaces for visitors and two disabled parking spaces.  Residents are reminded that visitor parking is available only to bona fide visitors for a maximum stay of 24 hours within any 7 day period.

Anyone needing to use visitor parking for a period in excess of 24 hours must contact the Building Manager first for permission.

The disabled parking spaces should be respected. These are provided for the exclusive use of disabled visitors and an appropriate permit must be prominently displayed.

Owners and residents must not park in the visitor parking at any time.  There are closed circuit TV cameras that have been installed to monitor visitor parking.  Security fob access to the carpark will be withdrawn for any resident who continues to park and contravene the by-law after three warnings.

Mondrian Waterloo lies within a network of cycleways that connect the City of Sydney municipality, with riding a bicycle increasingly being adopted by Sydneysiders as a means of transport.

Some bicycle storage is provided within the complex to assist residents in securely storing their bicycles.  Bicycle racks are situated within the breezeway of Building 3 and are generally used by visitors to the complex.  A number of bicycle cages are also located in the car park and are distributed amongst interested residents on an annual basis.  Please contact the Building Manager if you are interested in applying for access to a bicycle cage.  The by-laws also allow for residents to store bicycles within their car space.

Mondrian Waterloo is fortunate to have a stunning pool at the centre of the complex. This pool is for the exclusive use of residents and their guests.  All users are required to be aware of and adhere to the rules for pool usage. If you have concerns about trespassers using the pool, you should contact the Redfern Police (Tel 8303 5199) immediately.

The hours of use for the pool are strictly from 6am to 10pm (summer time hours).  Residents must enter and exit via the glass access door and not over the pool edge.

All pool users must shower before entering the pool.  There is a shower is located in the pool area for this purpose.  Residents are also asked to dry off completely before leaving the pool area and entering the elevators, corridors and other common areas

In the interests of safety, diving and running on the decking are prohibited.  Any children under the age of 15 must be accompanied by an adult at all times while in the pool area.  All guests must be accompanied by residents.

In the interests of hygiene and safety the following are not permitted in the pool area:

• Pets
• Food & drink
• Any sharp or glass objects
• Smoking
• Sun lounges or deck chairs
• Large inflatable toys

The original landscape design at Mondrian Waterloo was completed by McGregor and Partners Landscape Architects (now McGregor Coxall).  The design philosophy encompassed the creation of a contemporary urban residential landscape that responded to the Green Square masterplan objective of a sustainable environment.  Since the completion of the complex in 2002, the gardens have continued to evolve and remain a feature of Mondrian Waterloo.

Common courtyards between the buildings invite residents into the outside environment and create a lush green landscape.  Residents are reminded to be mindful of noise and litter when enjoying these landscaped courtyards.

Mondrian Waterloo is fortunate to have areas of lawn covering both the Powell Street frontage as well as the Short Street end of the complex.  While the Powell Street lawn is part of the common property, the Short Street reserve is maintained by the City of Sydney Council.

The Powell Street lawn is a popular communal space that is enjoyed by residents, pets and visitors.  Stormwater is collected from within the complex and utilized to keep the lawn green year round.  Residents are reminded to be mindful of noise and litter so that the space remains an enjoyable area for everyone.  Pet owners should be vigilant for any excrement and ensure that this is removed promptly in a responsible way.

The garbage room is located in the north-east corner of the car park, past the visitor parking entrance door.

Residents are requested to deposit all general household rubbish in the bins with RED lids.

All recyclable materials should be placed in the bins with YELLOW lids. Please wash any smelly recyclable items before placing them in the bins.

All garbage should be placed in the bins provided and should not be placed on the floor.

Mondrian Apartments is taking part in the City of Sydney food scraps recycling program (see the Building Manager for your free food scraps caddy), food scraps should be placed in the bin with the MAROON lid (this bin is smaller than the others and easily identifiable) Only food scraps and biodegradable bags are to be placed in this bin, no plastic bags. See the Building Manager for more information.

Please DO NOT dump any large items in the garbage room, contact the Building Manager to book a Council collection.

Recycling and general rubbish bins are emptied and cleaned on a regular basis.

By-Law 8 covers the requirements around garbage disposal in detail.

Contact the Building Manager to arrange for the removal of any large items. If large items are left in garbage rooms, security footage will be viewed and the persons responsible will be billed for clean-up and removal of the items.
