Air Conditioners

Designed for cross-ventilation. Approved for installation.

Thinking about installing an air conditioner? Start with a conversation with the Building Manager. They’ll assess whether your intended installation is suitable (location, unit type, external impact, etc.), before you submit a formal application or commit to an installer.

 

At Mondrian Waterloo, apartments have been designed to make use of natural airflow and cross-ventilation to reduce energy requirements of cooling the buildings.  However, some owners may also wish to install an air conditioner in their apartment.

 

Owners are asked to speak with the Building Manager to assess suitability of their intended installation.

 

A written application must be sent to the Strata Committee (via the Building Manager) for consideration.

 

Written permission and payment of a security bond is required BEFORE installation can commence.  Tenants must obtain Owner permission prior to submitting an application.

Details on the requirements for air conditioner installations are contained within By-Law 26.  Residents should also familiarise themselves with the relevant rules around installations.

Non-Carpet Flooring

Timber, tile, or parquetry - with written approval and the right acoustics.

All of the apartments in Mondrian Waterloo were originally designed and built with carpet as the standard floor covering in the living areas. The best way of ensuring that the original sound transmission properties between apartments is preserved is to maintain carpet in these areas.

 

However some owners may wish to make changes to the flooring in their apartments. Any change to a non-carpet flooring, such as timber, parquetry or tiles, requires a written application to the Strata Committee (via the Building Manager) for permission. Owners must appreciate that the installation of any hard flooring may change the acoustic levels emitted from normal foot traffic within an apartment and may result in an increase in noise being heard in adjoining apartments.

 

Written permission and payment of a security bond is required before any installation can commence.

 

By-Law 6 provides a detailed outline of the acoustic standards that are required should owners be considering a change to their flooring. Owners should also familiarise themselves with the rules relating to hard flooring installation. In particular, owners should note the noise transmission standard of an Lntw of 55 that must be achieved. To assist in achieving this, owners are encouraged to look at using high grade premium underlay products. Please speak to the Building Manager who can guide you through the process.

 

An application form is available to assist owners in submitting a written application.

 

Please note that any consent given to proceed with the installation does not in any way imply that the Owners Corporation has given its approval to the final installation. Approval of the final installation is dependent upon meeting an Lntw of 55, which may require acoustic testing at the owner’s expense. Any non-compliant installations will be required to be removed.

Building Works

Renovations, additions, alterations. Start with a conversation, not a contractor.

We all love to individualise our homes, but there are requirements that need to be followed as part of living in a strata community.  Most additions or renovations fall under the definition of “Building Works”. Many common requests for alterations are covered under specific by-laws.

 

A Building Works By-Law covers general additions and renovations and includes a pro forma for a Special By-Law if this is required. Building works may include renovating your bathroom or kitchen, or relocating power points.

 

All building works must have prior approval of the Strata Committee of the Owners Corporation. If you intend doing any alterations, in the first instance contact the Building Manager before planning any works. The Building Manager can advise you on the work you plan to undertake, and will assist you in the process of seeking approval from the Strata Committee. Written detail of all works must be submitted (via the Strata Manager), including plans, timelines and potential impacts to common property. Please refer to the Rules & By-Law for Building Works.

Read through by-law 18 Building Works and have a conversation with the Building Manager before engaging contractors snd submitting your application form.

 

IMPORTANT!

Only Mondrian Strata Committee on behalf of the Owners Corporation can give permission for building works. The Building Manager cannot (and will not) give permission for any building works including general renovations, security & fly screens, floorboards, air conditioners, car park storage, exterior painting work or any other building works.

Pets

Mondrian welcomes pets. Here's how to bring yours home.

Research has suggested that pets can help strata communities to flourish. Dogs in particular help their owners to get to know others within the apartment building and local neighbourhood, and can be valuable in creating a strong sense of community.

 

Mondrian Waterloo is a pet friendly building. However formal approval must be obtained from the Owners Corporation before a small pet is allowed.

 

By-Law 15 covers the requirements of keeping one pet in detail. Some of the “common sense” rules around keeping a pet in the building include:

 

  • Keep the animal leashed and under control at all times when on Common Property (with the exception of the Powell Street lawn and Breezeway, where a dog may be off the leash).
  • Ensure that all excrement and other soiling, whether on the Lot or the Common Property is immediately removed and disposed of appropriately.
  • Ensure that the animal does not disturb other owners or occupiers of a Lot.
  • Ensure that the animal does not wander on to another lot or on the common property.
  • Ensure that dogs and cats are registered with City of Sydney Council.
  • Applications should be made by completing the Pet Application form and submitting this to the Owners Corporation (via the Building Manager) for consideration and approval. Tenants should obtain Owner permission prior to submitting an application.

Dogtidy bag dispensers

In the interest of health and safety, you must watch your dog/cat at all times and make sure you pick up their droppings. Bag dispensers are located on both the Powell Street lawn and Short Street reserve.
