Swimming Pool:

  1. Only residents of the Mondrian and accompanied visitors are permitted to access and use the pool area, and at all times children under 15 must be accompanied by an adult exercising effective control over them.
  2. Hours of use are 7am-9pm and extended to 6am-10pm, between 1 Oct & 30 Apr only.
  3. Users must enter and exit via the glass access door and not over the pool edge.
  4. Users must shower before entering the pool – a shower is located in the pool area – and dry off completely before entering the lifts, corridors and other common areas.
  5. Food and drinks (other than water in a sealed plastic container), glass containers, alcoholic beverages, smoking and pets are not permitted in the pool area.
  6. Swimming apparel must be worn when in the pool. Any swimming apparel must be of a colourfast and lightweight material that is suitable for swimwear. Nudity is not permitted.
  7. Running, diving or behaving in a manner that interferes with the peaceful use of the facility by others is not allowed.
  8. Owners and residents are asked to not bring sun lounges, large float devices or other large items into the pool area at any time.

 

Visitor Parking:

  1. Visitor parking is available only to bona fide visitors for a maximum stay of 24 hours within any 7 day period.
  2. Anyone needing to use visitor parking for a period in excess of 24 hours must obtain prior permission from the Building Manager. Permission notice must be displayed.
  3. Disabled parking spaces should be respected. These are provided for the exclusive use of disabled visitors and permits must be prominently displayed.
  4. Owners and residents must not park in visitor parking or car wash bays at any time.
  5. Swipe card access to the car park will be withdrawn for any resident who continues to park and contravene By-Law 20 after three warnings.

 

Renting of Car Spaces:

  1. Owners may let their car spaces to other Mondrian owners, or tenants with a registered lease. Rental of car spaces to non-Mondrian residents is not permitted.

 

Use and occupancy:

  1. A maximum of two persons are permitted to occupy a bedroom at any time. Studies and annexes are not considered bedrooms. Refer By-Law 31.
  2. Casual letting, AirBnB and similar is not permitted.
  3. Speak with the Building or Strata Manager if you have any questions regarding the application of this By-Law.

 

Car Parking and Storage:

  1. Car park storage units may only be installed following approval from the Owner’s Corporation. The Building Manager must inspect the site to assess the installation suitability of the proposed storage unit, and prior to submission of the application to the Strata Manager.
  2. Any installation must comply with the requirements of By-Law 28.
  3. A bond of $1000 is payable to the Strata Manager at the time of application and is refundable upon satisfactory completion of the installation and a final inspection by the Building Manager.
  4. No items can be stored in the car park unless they are secured within an approved storage container; refer By-Law 2.1.
  5. Car park lots must be kept clean and tidy at all times; refer By-Law 5.1.
  6. No items – cars, bicycles, storage units – may protrude outside of the lot or onto common property.

 

Hard-Flooring:

  1. Hard-flooring may only be installed following approval from the Owner’s Corporation. The Building Manager must be consulted to provide guidance as to the installation suitability of the proposed hard flooring and underlays, and prior to submission of the application to the Strata Manager.
  2. Any installation must comply with the requirements of By-Law 6.
  3. A bond of $1000 is payable to the Strata Manager at the time of application and is refundable upon satisfactory completion of the installation and a final inspection by the Building Manager for any damage to Common Property.
  4. Installation is permitted between the hours of 7.30am to 5.00pm Mon to Fri and 9.00am to 5.00pm on Sat. No installation work is permitted on Sun or Public Holidays.
  5. The final installation must meet an Lntw of 55 or less.

 

Grilles and Screens:

  1. Grilles and screens may only be installed following approval from the Owner’s Corporation. The Building Manager may be consulted to provide guidance as to the installation suitability of the proposed grilles and/or screens, and prior to submission of the application to the Strata
  2. Any installation must comply with the requirements of By-Law
  3. A bond of $1000 is payable to the Strata Manager at the time of application and is refundable upon satisfactory completion of the installation and a final inspection by the Building
  4. Installation is permitted between the hours of 7.30am to 5.00pm Mon to Fri and 9.00am to 5.00pm on Sat. No installation work is permitted on Sun or Public

 

Air Conditioners:

  1. Air conditioners may only be installed with the consent of the Owners’ Corporation following a written application to the Strata Manager.
  2. Any installation must comply with the requirements of By-Law 27.
  3. A bond of $1000 is payable to the Strata Manager at the time of application and is refundable upon satisfactory completion of the installation and a final inspection by the Building Manager.
  4. Installation is permitted between the hours of 7.30am to 5.00pm Mon to Fri and 9.00am to 5.00pm on Sat. No installation work is permitted on Sun or Public Holidays.
  5. Operation of the unit must not be audible in any way after 10.00pm.
  6. Noise emission must not exceed 45dba measured as measured on the closest point of any neighbouring Balcony.
  7. Once installed, a suitable covering must enclose the Air Conditioner(s) condenser unit(s). The covering must be in keeping with the design of the building.

 

Building Works:

  1. Any Building Work that impacts upon the Common Property requires consent of the Owners’ Corporation following a written application to the Strata Manager. You are advised to contact the Building Manager early in your planning.
  2. Building works may include: renovations to kitchens, bathrooms, any works that impacts common property, internal walls.
  3. Any building work must comply with the requirements of By-Law 18.
  4. A bond is payable to the Strata Manager at the time of application and is refundable upon satisfactory completion of the works and a final inspection by the Building Manager.
  5. The Owners Corporation will determine the amount of bond payable at the time of application, taking into account the extent of the proposed building works.
  6. Installation is permitted between the hours of 7.30am to 5.00pm Mon to Fri and 9.00am to 5.00pm on Sat. No installation work is permitted on Sun or Public Holidays.

 

Disposal of Rubbish and Large Household Items:

  1. All rubbish must be placed in the appropriate bins within the garbage room. Rubbish must never be left in corridors, public bins, on Powell Street or its lawn or the adjoining Short St park.
  2. Contact the Building Manager to coordinate the removal of large boxes and household items.
