Mondrian Waterloo was one of the first buildings completed as part of the regeneration of the Green Square precinct.  The project was designed to be responsive to the living environment and to set new standards for environmental design, balancing low levels of energy consumption with a high standard of personal comfort.

The complex consists of 4 slim-line bar form buildings ranging from 4-6 storeys in height and organised in an east-west orientation, while a north-south link is provided through the site at ground level.  A series of finger courtyards run between the buildings to provide access to individual apartments.

The architecture of Mondrian Waterloo is direct yet layered.  Strong grids, double height spaces and two-storey apartments create the experience of space, light and air.  The buildings’ expression is based on abstract compositions – linear, horizontal and vertical lines with planes of aluminium screens, precast panels and glazing.

The architectural firm behind the design of the complex, Stanisic Associates Architects, described the buildings as being “a climactically responsive modern box, green as well as white”.  The height of the buildings minimises the overshadowing of the communal areas, while the north orientation of the apartments are designed to make the best use of natural light to animate the interiors.  All living areas extend from the inside onto outside spaces in the form of garden courtyards, generous balconies and sunlit roof terraces.

Natural cross-ventilation has been incorporated into all the apartments, with a majority of apartments having a dual aspect.

The location of the pool in the centre of the complex contributes to the cooling of the air as it flows through the buildings.

The gardens are used as a bio-filtration system to reduce the impact of stormwater directly entering the stormwater drain.  Water is also collected and stored locally to reduce the environmental footprint of the buildings.

A public park on the Powell Street frontage helps to link the complex to the surrounding community and provides a green space for the enjoyment of residents and visitors alike.


Mondrian Waterloo was the recipient of several awards for its environmentally conscious design at the time of its completion.
